THE BUSINESS
Completed in 2025, the resort has been designed around the quintessential Bocas experience… the one people travel across the world to experience: waking up over clear Caribbean water where you can jump directly into the sea.
The proposed sale includes the company together with the existing resort operation, buildings, equipment, technical systems and transferable operating assets. The resort currently employs six staff members, including maintenance, housekeeping, bartending and kitchen personnel.
THE HOTEL
The heart of Coral Bay is its collection of six luxury overwater bungalows, connected above sparkling Caribbean waters. Each bungalow has been built with substantial timber construction, concrete ring foundations and traditional Palmex-style roofing, creating an aesthetic that feels naturally at home in Bocas while offering the comforts expected from a modern boutique resort.
Each unit includes:
- Private overwater terrace
- Direct access to the sea
- Separate bedroom
- Bathroom finished in microcement
- Hot and cold running water
- Mosquito screens on all windows
- Quiet ceiling fans
- Caribbean and mountain views
Guests can move directly from their terrace into the water for swimming, kayaking or paddleboarding. And after sunset, the experience continues — bioluminescence can be seen around the bungalows, adding another dimension to evenings on the water.
One of the six bungalows has been designed as a larger Honeymoon Suite, creating the resort’s premium accommodation.
It includes:
- Air conditioning
- Bang & Olufsen sound system
- Bang & Olufsen television
- Large kitchen
- Generous private terrace
- Direct sea access
- Space for private dining and personalized restaurant service
- The wide indoor-outdoor layout opens directly toward the bay
Beyond the six overwater units, the resort includes two additional land-based bungalows:
- One 3-bedroom bungalow
- One 1-bedroom bungalow
Both have their own independent water and solar-energy systems, allowing them to operate separately from the main resort infrastructure. This brings valuable flexibility for additional guest accommodation, management housing, longer stays or future operational needs.
The Hotel also includes:
- A commercial kitchen
- Laundry Facility
- Solar equipment room
- Workshop
- Additional boat garage
THE LAND
As well as the over water concession of 2000 m2 , the hotel has a land anchor of 1.2 hectares / 12,000 m² , the tropical landscape includes established vegetation and numerous fruit trees, while several elevated portions of the land offer attractive views toward the sea. Three particularly appealing sites have already been identified as potential locations for individual homes, each benefiting from ocean views offering room to explore guest accommodation expansion, private villas and swimming pools.
The land is currently in the titling process and is expected to be completed by the end of 2026.
