Set along the calm, secluded shoreline of Punta Vieja beside the Isla Bastimentos National Marine Park, Residencia Natural Apartments is part of the story of Al Natural Resort, one of Bocas del Toro’s longest-established eco-retreats.
The property has evolved over more than two decades while remaining true to its original vision: thoughtful, low-impact development that feels at home in its natural surroundings. Residencia Natural Apartments opened in 2017 and has since operated as a family-owned business under a fully licensed corporation.
THE LAND
The apartments sit on a titled 7,332 m² waterfront parcel, together with an adjoining 2.5595-hectare Right of Possession (ROP) jungle parcel. Combined, the property encompasses approximately 3.29 hectares of waterfront and tropical forest.
Located near Salt Creek on the quieter, leeward side of Isla Bastimentos, the property feels remarkably private. Here, dense tropical jungle gives way to approximately 101 meters of golden sand and calm Caribbean water.
That sandy shoreline is particularly special for this side of Bocas del Toro. Much of the leeward coastline is fringed by mangroves, but here the property opens directly onto a swimmable beach with clear, protected water — offering the calm conditions of the leeward side without sacrificing a sandy shore.
There is also substantial room to do more with the property. The existing apartments occupy only about one-third of the titled parcel, while the adjoining ROP land remains entirely undeveloped jungle. This leaves considerable space for additional accommodations, private residences, gardens, trails, or other uses while retaining the privacy and natural character that make the property so appealing.
THE BUILDINGS
Built in 2016, the two-story apartment building sits on stilts near the center of the titled waterfront parcel. Constructed from local hardwood, the building measures approximately 10.9 x 15.45 meters (35’9” x 50’8”) and, in its current configuration, can accommodate up to 16 guests.
Just offshore, a 55.8 m² (600 sq. ft.) communal sundeck extends over the water on concrete pilings, creating a shared space for swimming, relaxing, and enjoying the calm Caribbean shoreline.
The first floor contains two identical 80 m² (860 sq. ft.) loft-style apartments. Each has an open waterfront living space with a full kitchen, dining and sitting areas, and a king-size bed in the loft area. A separate bedroom at the rear is currently furnished with two single beds, and each apartment has a full bathroom.
The second floor is a larger three-bedroom suite measuring approximately 168 m² (1,812 sq. ft.). It includes a primary bedroom with a king-size bed and en-suite bathroom, a second bedroom with a queen-size bed, and a third bedroom currently configured with two to four single beds. A second full bathroom serves the remaining bedrooms and living areas.
Also within the property is a 53.5 m² (575 sq. ft.) wooden caretaker’s house with a zinc roof, currently used by the property watchman.
OFF GRID SYSTEMS
The apartments operate primarily on solar power, with a backup generator and both 110-volt and 12-volt electrical systems. The system supports three full-size refrigerators, 14 ceiling fans, energy-efficient LED lighting throughout the building, and reliable Wi-Fi.
Water is supplied by rainwater catchment and stored in tanks with a combined capacity of 3,600 gallons. The property is equipped with two pressure pumps and a gas-powered hot water system.
THE BUSINESS
An established hospitality business, Residencia Natural Apartments operates through a registered Panamanian corporation with the licenses and registrations required to operate as a tourist lodging business. The property and business assets are currently insured for fire and damage.
The sale can include the operating corporation and existing permits, along with the Residencia Natural website, business banking relationships, company credit cards, and guest database — providing a new owner with the opportunity to continue an established hospitality operation rather than starting from scratch.
The apartments have an established presence across the major vacation rental platforms, with current guest ratings of 8.9 on Booking.com and 4.7 out of 5 on Airbnb.
The business also has deep roots in the nearby Salt Creek community. Much of the team comes from the village, and the development has provided ongoing employment to local Indigenous residents over its 20-year history. Those longstanding relationships are part of the character of the property and its connection to this corner of Bastimentos.
